We’ve been receiving a lot of questions about the market in general and specifically whether it’s still a seller’s market. While days on the market are higher than they were the reality is they’re still very low and so is inventory. Read on to find out if it’s still a seller’s market!

It is still a seller’s market. There are markets that have shifted to a stable market in others areas of the country but, in regard to Kingstowne that’s just not the case.

Current Inventory In Kingstowne

There are currently 41 homes for sale in Kingstowne. That’s a decrease of 30 homes from this time last month. As we’ve mentioned in our previous market reports it’s important to point out that the Crest Of Alexandria a 55+ active adult community has added new construction listings (11 at this time) making resale inventory even lower than the total active inventory. If you’re considering selling your Kingstowne home now is an excellent time. Homes that are priced correctly, have a reasonable amount of updates, and show well are moving quickly. Many in less than a week. Buyers continue to seek a turn-key ready product and resist homes that are overpriced. Do not make the misstep of rushing to put your home on the market. Taking the time to properly prepare it will produce the best results.

Helping others inspires me and leaves me feeling fulfilled. I’ve noticed over the years that I feel successful when I’m able to help someone else. Reading books from Napoleon Hill is something I enjoy and he has a lot of wonderful quotes but, this has always been a favorite of mine. It's written on the cover of the notebook I use to write what I'm thankful for daily. It reminds me to give back and lend a helping hand whenever possible. 
 


 

Success is often defined by material items – especially money but, to me success is a feeling. Something as small as checking an item off a to-do list can give me the feeling of being successful, it really isn't about money at all. There’s something very rewarding that comes from helping someone achieve their own success, it brings me happiness. When you help someone else achieve success you form a connection with them and a natural mutual admiration forms. It leaves me feeling humble and grateful.

 


Helping each other succeed spreads kindness and that’s something our world can always use more of.

Runnymeade is located in Alexandria off of South Van Dorn Street and Crown Royal Drive.  The neighborhood is home to 346 townhomes that were built between 1983 and 1987. All of the homes have 3 levels and range from 2,080 to 3,000 square feet depending on the floor plan. There are six-floor plans; Alford, Berwick, Darnley, Elgin, Falkirk, and Marlburough. The townhomes in Runnymeade typically have 2-4 bedrooms and 2-3 full bathrooms. Some of the homes have a one car garage while others sell with surface parking.
 


Community Amenities

Community amenities in Runnymeade include tennis courts, tot lots, and common areas. There is a beautiful wooded area of the community where you’ll often see residents playing with their children, walking their dogs, or enjoying a game of catch or kickball.

 

What’s Nearby Runnymeade?

Runnymeade is very conveniently located. Kingstowne Towne Center is less than 5 minutes away. You’ll find multiple grocery stores, Kingstowne 16 Movie Theater, World Market, Home Goods, Panera Bread, Pasara Thai, Bonefish Grill, Bath and Body Works and many other dining and retail options in the center. Runnymeade is also close to Springfield Town Center, home to Maggiano’s, Yard House, Chuys, LA Fitness, Target, and many retail stores. Check out the movie theatre while you’re there – super comfortable seats, delicious food and you can even have an adult beverage while you watch the latest release. Hilltop Village Center, home to the sought after Wegmans grocery store is less than ten minutes from the neighborhood. The community is two lights from the Beltway making it very commuter friendly. Van Dorn and Franconia Springfield metro stations are easily accessible from Runnymeade and there is a bus stop located in the front of the neighborhood that’s in walking distance to all residents. 395, 495, 95, and Fairfax County Parkway are all just minutes away.

Holiday Pet Safety Tips

As you gear up for the holidays it’s important to keep your pets in mind, after all, they’re a part of the family. It’s a busy time of year with a lot of extras going on and keeping your pet’s daily routine as close to normal as possible is something every pet parent should try to do. From décor, to parties, to food there’s a lot to consider to keep your pet safe.
 


Décor Safety Tips

  • Christmas Tree – anchor your tree so that it doesn’t pose a threat of falling over and injuring your pet. This is especially important if your feline friends like to attempt to climb the tree. Do not let your pets drink the tree water. Stagnant tree water can be a breeding ground for bacteria and your pet can become ill from ingesting it. Tinsel is not a good idea if you have curious pets. What looks like a toy to them can easily get swallowed and lead to an obstructed digestive track.
     
  • Candles – they create beautiful ambiance but, they also need to be monitored at all times. If you leave the room blow them out! Pets can easily burn themselves or knock them over and cause a fire if left unattended.
     
  • Wires – the holidays bring a lot of wires that aren’t typically in your home and keeping them out of paws reach is a must. Your pet could suffer a lethal shock if they bite into a wire. Batteries are also something to steer clear of being left out. A punctured battery can cause burns to an animal’s mouth and esophagus.
     


Holiday Gathering Safety Tips

  • Party Animal – some pets like to be the life of the party. If your pet falls into that category your animal-loving guests can feel free to interact and enjoy your furry friend. However, not all pets like to be the center of attention and even those that do still need a break at times. Have a quiet space set up for your pet complete with a snuggly place to lay and water.
     
  • Guests Belongings – have guests house their handbags and coats in a closet or room that allows you to close the door to keep your pet out. Let your guests know the door needs to remain closed at all times. This will ensure your pet doesn’t get into anything that might be in a guest’s bag or coat pocket – especially medication.
     
  • New Year’s – poppers and fireworks can be terrifying for pets and even cause damage to their ears. Be sure to secure them in a safe, escape-proof area on New Year’s Eve.
     


Holiday Food Dangers

  • Holiday Goodies - the holidays inevitably bring more food into our homes. Many pets will go to extreme lengths to taste the yummy goodies their humans enjoy. Make sure to keep your pets away from unattended food both on plates and the counter and secure your trash in and out of the house.
     
  • Bones – feeding bones from human food to your pet is a big no-no. For some reason, the holidays seem to increase when this happens and while they might be giving you lovey eyes to hand one over don’t do it! The bones can splinter inside your pet and lead to costly medical bills or worse.
     
  • Special Pet Toys – we’ve all seen the pretty toys with strings, ribbon, yard, and loose little parts. Steer clear of all of them, they can become lodged in your pet’s intestines and lead to surgery being needed. There are plenty of safe toys (and treats!) to pick from to fill your pets stocking with.
     



It’s the most wonderful time of the year and keeping your pet safe will allow both of you to fully enjoy the holidays together!

The holidays are in full swing and parks in Northern Virginia are hosting events that are sure to get you into the holiday spirit!

Bull Run Festival Of Lights – Open Through January 6

This is one of my favorites in our area. Drive through 2.5 miles of incredible holiday-themed light displays and end with a walk through the holiday village with rides, refreshments and of course photos with Santa.
 


Pancakes With Santa – December 11

Potomac Overlook Park will have Santa on hand for pictures and after you get your picture taken you can enjoy pancakes. Reservations are required.

 

Winter Walk Of Lights – Open Through January 6

Meadowlark Botanical Gardens transforms into a winter wonderland and lights up the night. Stroll through the half-mile display and end with hot beverages around a toasty fire.
