How Did Home Sales Perform in Alexandria in July 2018?
The Alexandria housing market cooled off a bit in July but, that doesn’t mean the buzz that seems to be in the air that the market is crashing is true. Far from it! It’s very common for there to be a lower number of sales during the summer as compared to spring. Let’s first look at what happened in July 2018 and then we’ll compare to the same timeframe in 2017.

 


 

Here are the stats for July 2018 in Alexandria…

•Number of Sales: 582 (decrease from 653 in June)

•Highest Priced Sale: $1,998,500

•Lowest Priced Sale: $97,000

•Median Sale Price: $492,750 (decrease from $504,500 in June)

•Median Days on Market: 13 (increase from 10 in June)

•Median Sale Price to List Price Ratio: 98.31% (decrease from 98.57% in June)
 

To gain perspective let’s go back and compare to July 2017…

•Number of Sales: 560

•Highest Priced Sale: $2,963,262

•Lowest Priced Sale: $97,000

•Median Sale Price: $454,900

Comparing the previous year highlights changes in the market. In this case the market has remained consistent with the exception of median sale price which saw a 7.68% increase.

As of 
today there are 898 homes for sale in Alexandria. A slight increase from 877 at this time last month. The lowest priced property is a studio with 428 square feet listed at $100,000 and the highest is a 6 bedroom, 4.5 bath single family home with 8,145 square feet listed at $8,500,000. Current active listings in Alexandria have an average of 51 days on the market, an increase of 2.5 days as compared to last month.

Is Alexandria Experiencing A Buyer’s Or A Seller’s Market?

The seller’s market in Alexandria continues and supply remains below 1 month. Zero to three months is considered a seller’s market and less than a 1 month supply shows inventory is still needed. There’s been a lot of concern from sellers that the market is shifting and the numbers show otherwise. Just because there aren’t multiple offers on just about every home like we saw during the spring doesn’t mean there’s a shift or that the market is crashing. It’s very common for there to be less sales in the summer than in the spring. What sellers do need to keep in mind is that while it remains a seller’s market buyers are looking for value. By value we mean homes that are properly priced and that are turnkey ready. Trying to test the market or even remotely overpricing your home is a recipe for disaster. We are seeing buyers consistently pass on homes that aren’t priced correctly and when that happens the homes are sitting for weeks which results in a price reduction being needed or a low ball offer – maybe even both. As a seller properly pricing your home is key, even slightly underpricing it isn’t a bad idea because the market will always react. If you have demand for your home the price can be driven up and contingencies shortened or removed all of which plays in your favor. Do not put yourself in a position where your house sits on the market.
 


If you’re a buyer in the current market you have less competition than you did in the spring but, inventory is still low. Rely on your agent to guide you on an offer. Homes that are priced correctly and show well are still moving quickly. In particular homes under $600k are moving very quickly and multiple offers are still something that happens, just not as frequently as spring. Have your pre-approval ready to go and when you find the home you want to make an offer on don’t delay. Working with an agent who has a pulse on the market will set you up for success. They’ll be able to explain the market conditions in the neighborhood the home you’re interested in making an offer on is in, determine the demand for the home, and then provide guidance on price, contingencies, and settlement timeframe. If you want to own a home but are not sure if you can keep up with a spacious yard, then a townhouse might just be your best option. 

Just as you would with any other property, you need to consider certain things before you ultimately decide to buy a Kingstowne VA townhouse. Aside from the property’s architectural style, other factors that you need to carefully consider before sealing the deal are its neighborhood, crime statistics, tax rates and schools in the area, as well as its accessibility to public transportation.

Here are the specific questions to ask yourself before buying a townhouse: 

1.    How good is the quality of its walls?

Before purchasing a townhouse, it is important that you know the quality of materials used in building its walls, especially those that are shared with neighboring townhouses. In case of fire, does it have a firewall to prevent the smoke and fire from spreading? Do the walls meet current local fire safety codes?  Are they soundproof? 

Sometimes, a homeowner who has just purchased a townhouse without a firewall has to pay for fire safety modifications. Are you ready for such additional expenses? 

2.    Will you have enough privacy in the exterior spaces of your home?

Check if there are walls that separate the townhouses, or if the units have shared privacy screens. Of course, you wouldn’t want your neighbor to be staring directly at you from their rear deck, so make sure that the townhouse gives you enough privacy.

3.    Is your townhouse physically separated from the other townhouses? 

Once you live in a townhouse, you will be partly responsible for exterior maintenance. If you don’t want to encounter maintenance headaches in the future, check if there are clear demarcations of the boundaries of your home—from the roof, the concrete curb, down to the driveway. 

4.    How much do you have to pay for common maintenance?

Townhouse owners living in most townhouse associations usually pay for maintenance of public amenities such as recreational parks, parking areas and even private roads. Before you decide to buy a townhouse, make sure that you know how much all of these will cost you. 

Note that unlike tenants, homeowners cannot withhold payment of such mandatory assessments. If you do that, your townhouse association can place a lien on your home and collect on that lien either with a financial judgment or the foreclosure of your property. 

5.    How much of the property is really yours?

If your townhouse is part of a condominium association, then the only part of the property that you own is the interior, which covers the interior walls and everything inside it. You do not own the exterior walls, the driveway and the yard. 

Most likely, you also have limited ownership of patios, decks, porches and other spaces outside your home. If you love decorating or modifying exterior spaces, it is important that you clarify how much of the property you really own before buying it.

Buying A Home In Kingstowne | What You Need To Know About Financing

Buying a home, whether it’s your first or your fifth comes with a lot of “I didn’t know that.” Real estate is constantly changing and there are always going to be questions about choosing the right home to determining what loan is best for you. Lending is a big part of real estate and it’s also always changing. Below is what you’ll need to know about mortgages and how they relate to buying a home in Kingstowne.
 


What’s The First Step To Buying A Home In Kingstowne?
Kingstowne, like many other areas of Northern Virginia, and the United States for that matter is experiencing low inventory. When supply isn’t keeping up with demand competition comes into play and makes getting a pre-approval for a home loan more important than ever. It’s always important but, when inventory is low it’s a downright must. Being a pre-approved buyer not only signals to sellers you’re serious, it also gives them confidence you can actually buy their house. If you’re considering buying a home starting with getting pre-approved is your first step. Consult with your agent for recommendations and team up with a lender who you not only trust but, one that can close your loan promptly after you go under contract on a home.


How Much Can I Afford?
This is a question I get a lot and there are multiple factors that are considered in order to determine affordability. It’s not one I can answer as a real estate agent and always reaffirms why talking to a lender is the first step in home buying. Debt to income ratio, credit score, and credit utilization all factor into a pre-approval. Not all lenders are created equal and you need to work with one that reviews your credit and your finances, not only to determine how much you can afford but, also to determine if there is anything that needs improvement before you buy.



Are Interest Rates Rising?
Yes, interest rates have risen this year but, buyers are still buying because historically rates are still low. Buying now means locking in an interest rate that is very likely lower than it will be in the future. If rates keep rising (they’re predicted to do so) and you wait to buy it will impact your overall buying power. According to NerdWallet’s 2018 Home Buyer Report millennials make up the largest share of current first time home buyers and 82% state buying a home is a priority.


Do I have To Have Perfect Credit?
This is another question I get a lot and while perfect credit can be a subjective term we always tell our clients you certainly don’t need an 800 credit score to buy a home. In general, the minimum score lenders look for is a 620. There are some that can and will go lower than that. An average credit score is in the mid 600’s. If your credit score is 740+ you’re considered to have an extremely strong credit score. When obtaining a mortgage the higher your credit score the better your rate will be but, that’s not to say you can’t get a mortgage without perfect credit, you absolutely can.

 


Do I Need To Put 20% Down?
It’s a common misconception that you need to put 20% down to purchase a home. It’s absolutely a myth that you need to put 20% down, right now the average in the nation is 10% down. There are programs that offer 3% and 5% down as well. There are cases where if for example, you’re in a multiple offer situation where 20% down could make your offer stand out more but, that’s going to be case by case and shouldn’t deter you from wanting to buy. There are plenty of ways to make your offer stand out if you have competition that doesn’t include a higher down payment.

How Long Does It Take For A Loan To Close?
The closing timeframe will vary by lenders and even states. In the Kingstowne area, an average closing time is 30 days. We work with a handful of preferred lenders and all can close in as quickly as 2 weeks if needed. This can set our buyers apart if they’re in a competing situation. That said, often times if a home is still occupied the sellers need a few weeks to move out. Working with a loan officer that gives you the flexibility to close on the seller’s timeframe is important in the current market conditions because sellers are in the driver’s seat. In the Kingstowne area, it’s not advisable to work with a lender that needs more than 30 days to close your loan.

Realtor Safety – It’s Not Just a Concern When Going to Meet Prospective Clients

I’ve been thinking about writing this post for months but, for some time just couldn’t bring myself to relive something that happened to me last November. Realtor safety discussions often revolve around the risks involved when we go to meet someone to show a house. I think that’s the most common risk and likely the biggest one we face but, last year I experienced a different kind of safety concern. I wasn’t prepared when another agent’s client showed up at my office and proceeded to threaten me.
 


It started off like many mornings do, just me and my assistant at the office. I was in the back in my office and heard the door chime, she works at the front and greets everyone that visits our office. I heard a disgruntled male voice and walked up to see who was there. I was greeted with you real estate agents are crooks and you will change the language in the lease now. I knew immediately who he was, his agent had told me she was having trouble with him wanting to change the language of the lease to accommodate him if he wanted to break it early. I introduced myself and explained that I wasn’t able to talk with him because he is represented by another agent and I don’t believe in violating the Code Of Ethics. That only fueled his anger so I offered to call his agent and put her on speaker so that she could be a part of the conversation. The situation was growing increasingly volatile with him pacing, refusing to sit down, getting in my face and tossing insults left and right.

 


He was former military and used to leases that allowed him to move at any time due to his military orders. Due to no longer being military that wasn’t an option anymore. I was ultimately able to think of a way to add wording to protect my client in the event he wanted to break the lease while still giving him the option to end the 1-year term early. Not before he threatened me and tried to force me to make changes without my client’s approval. The line that really sticks with me was – my parents must be proud I steal money from people for a living, he was about 2 inches away from my face when he said it. He was out of line in every way but, I knew with his anger spewing I couldn’t go the confrontational route. I was genuinely scared for my safety which is a very rare occurrence for me. I am a very observant person and carry a gun when I feel circumstances are unknown. I don’t take chances in anyway when it comes to my safety but, I was not prepared for this situation at all. No gun, no pepper spray, nothing. The only thing I could do was try to diffuse the situation.

 

 

I didn’t realize it at the time but, my assistant had slipped into a spare office and grabbed something I could use to defend myself if needed. She was poised by the phone to call the police. As it was happening I knew it was dangerous but, it wasn’t until it was over and he left that I started shaking and crying realizing how badly it could have ended. She was completely shaken too, it was hard to even process what had happened. It was also a huge wakeup call that we’re vulnerable even if we’re just in our office.

 

 

I am completely fine and only wanted to share my experience to raise awareness that as Realtors we aren’t just at risk when we go show homes. Taking the time to think about our daily routines and identifying times and places we could be at risk is important. I hope that everyone will take the time to do that, we all have different routines but, each one of them carries risk. We owe it to ourselves to do everything we can to minimize those risks.

    The housing market in Kingstowne continues to see strong sales. Days on the market inched up just a bit but, remain extremely low. Median sale price decreased as compared to last month but, as compared to last year is up by over $20,000.

An increase from this time last month by 7 but, important to point out that the Crest Of Alexandria a 55+ active adult community has added new construction listings and they account for part of the increase. Overall inventory levels saw very little change month over month. The Kingstowne real estate market is strong and homes continue to move quickly but, only when they show well and are priced correctly. By priced correctly we mean according to the market. Even though it’s a seller’s market overpricing a home is a big mistake that will cause it to sit and become stale inventory. Buyers are savvy and looking for a turnkey product.
