Is It A Buyer’s Or A Seller’s Market? It is still a seller’s market. There are markets that have shifted to a stable market in others areas of the country but, in regard to Kingstowne that’s just not the case.
There are currently 41 homes for sale in Kingstowne. That’s a decrease of 30 homes from this time last month. As we’ve mentioned in our previous market reports it’s important to point out that the Crest Of Alexandria a 55+ active adult community has added new construction listings (11 at this time) making resale inventory even lower than the total active inventory. If you’re considering selling your Kingstowne home now is an excellent time. Homes that are priced correctly, have a reasonable amount of updates, and show well are moving quickly. Many in less than a week. Buyers continue to seek a turn-key ready product and resist homes that are overpriced. Do not make the misstep of rushing to put your home on the market. Taking the time to properly prepare it will produce the best results.

Runnymeadeis located in Alexandria off of South Van Dorn Street and Crown Royal Drive. Theneighborhoodis home to 346 townhomes that were built between 1983 and 1987. All of the homes have 3 levels and range from 2,080 to 3,000 square feet depending on the floor plan. Therearesix-floorplans; Alford, Berwick, Darnley, Elgin, Falkirk, andMarlburough. The townhomes in Runnymeade typically have 2-4 bedrooms and 2-3 full bathrooms. Some of the homes have a one car garage while others sell with surface parking.
Community amenities in Runnymeade include tennis courts, tot lots, and common areas. There is a beautiful wooded area of the community where you’ll often see residents playing with their children, walking their dogs, or enjoying a game of catch or kickball.
Runnymeadeis very conveniently located. Kingstowne Towne Center is less than 5 minutes away. Décor Safety Tips
Christmas Tree – anchor your tree so that it doesn’t pose a threat of falling over and injuring your pet. This is especially important if your feline friends like to attempt to climb the tree. Do not let your pets drink the tree water. Stagnant tree water can be a breeding ground for bacteria and your pet can become ill from ingesting it. Tinsel is not a good idea if you have curious pets. What looks like a toy to them can easily get swallowed and lead to an obstructed digestivetrack.
Candles – they create beautifulambiancebut, they also need to be monitored at all times. If you leave the roomblowthem out! Pets can easily burn themselves or knock them over and cause a fire if left unattended.
Wires – the holidays bring a lot of wires that aren’t typically in your home and keeping them out of paws reach is a must. Your pet could suffer a lethal shock if they bite into a wire. Batteries are also something to steer clear of being left out. A punctured battery can cause burns to an animal’s mouth andesophagus.
Holiday Gathering Safety Tips
Party Animal – some pets like to be the life of the party. If your pet falls into that category youranimal-lovingguests can feel free to interact and enjoy your furry friend. However, not all pets like to be thecenterof attention and even those that do still need a break at times. Have a quiet spaceset upfor your pet complete with a snuggly place to lay and water.
Guests Belongings – have guests house their handbags and coats in a closet or room that allows you to close the door to keep your pet out. Let your guests know the door needs to remain closed at all times. This will ensure your pet doesn’t get into anything that might be in a guest’s bag or coat pocket – especially medication.
New Year’s – poppers and fireworks can be terrifying for pets and even cause damage to their ears. Be sure to secure them in a safe,escape-proofarea on New Year’s Eve.
Holiday Food Dangers
Holiday Goodies - the holidays inevitably bring more food into our homes. Many pets will go to extreme lengths to taste the yummy goodies their humans enjoy. Make sure to keep your pets away from unattended food both on plates and the counter and secure your trash in and out of the house.
Bones – feeding bones from human food to your pet is a bigno-no. For somereason, the holidays seem to increase when this happens and while they might be giving you lovey eyes to hand one over don’t do it! The bones can splinter inside your pet and lead to costly medical bills or worse.
Special Pet Toys – we’ve all seen the pretty toys with strings, ribbon, yard, andlooselittle parts. Steer clear of all of them, they can become lodged in your pet’s intestines and lead to surgery being needed. There are plenty of safe toys (and treats!) to pick from to fill your pets stocking with.
It’s the most wonderful time of the year and keeping your pet safe will allow both of you to fully enjoy the holidays together!

Kingstowne is a planned community of over 5,300 homes. The community consists of condos, townhomes, and single family homes. Many locals consider 22315 the Kingstowne area and for our condo market update that’s the zipcodewe’ll focus on.

How Do Sales in October 2017 Compare to October 2018?
8 condos sold in October 2017 with a median sale price of $292,750. Days on the market were higher, coming in at 18 and the median sale to list price ratio was 98.00%. The change in median sale price is an important statistic to take note of, a 13.3% increase.
Kingstowne Condo Inventory
There are currently 10 condos for sale in Kingstowne. They range from a 2 bedroom, 2 bath with 1,053 square feet priced at $269,000 up to a 2 bedroom, 2 bath with 1,277 square feet priced at $325,000. The total number of condos for sale includes new construction condos at The Crest Of Alexandria, a 55+ community located off Telegraph Road. Base pricing starts at $429,900 for a 2 bedroom, 2 bath.
Inventory in Kingstowne remains low and condos are no exception. Rising interest rates and the winter season have not slowed buyers down. You can read more about the Kingstowne housing market in our October 2018 market update. Homes that have a reasonable amount of updates and that are priced according to the market are moving quickly. Sellers do need to understand that the market has changed from this spring when we were seeing 5, 6, 7+ offers on homes. That is no longer the case and if you try to chase the market your home is going to sit and be avoided by buyers. High days on the market and an inevitable price drop will cost you far more than pricing your home correctly from the start. It’s still a seller’s market but, buyers are looking for value in the form of homes that are priced according to the market. Pricing your home correctly and properly preparing it for sale will ensure a timely sale for the highest price possible.
If you’re looking to buy a condo in Kingstowne it’s important to know that inventory remains low. Homes that show well and are priced correctly are selling quickly. There’s still a strong chance that if a home that has just come on the market that matches those criteria that other buyers will also be interested. Do not delay in making an offer when you find the home you want to purchase. Consult with your agent on the best strategy to take. Everyneighborhoodand property is different and understanding the current market trends is important to position your offer to be appealing to the seller.

Try these tips to get buyers in the right spirit:
Clean and Stage - this tip is not holiday related but, it will get you ready to decorate. If you already have dust bunnies rolling across the floor and clutter overflowing on the bookshelf adding decorations is only going to make your home feel smaller. So many sellers overlook having their home spotless for buyers and it’s a big mistake. Hire the professionals if you can both for cleaning and staging.
Less is more – don’t let this idea keep you from adding holiday decorations to your home altogether. The right touches will make your home feel welcoming and cosy. A holiday wreath hung on the door, a new holiday welcome met, or pinecones in an attractive vase will all make your home feel festive without causing it to look cluttered.
Equal Opportunity – remember above when we mentioned neutral décor? This is not the year to break out your life-sized Nativity set. Anything overly religious should not be included when decorating a home that’s for sale during the holidays. You want to attract any buyer and you’re not going to do that if they feel uncomfortable or offended by your décor. Think snowflakes, pinecones, mistletoe, and nutcrackers.
Clark Griswold – leave the inflatables in storage. What might be merry to you could be downright tacky to a buyer. This is not the time cover your yard in inflatables and light up the block. Stick to minimal string lighting, preferably white lights and play up the positives ofthe exterior of your home.
Tree Time – select a tree based off the space you’re putting it in. Have atwo-storyfoyer or great room? A tall tree can be the perfect accent to showcase it. Be mindful of your floor space and don’t get one that overwhelms it. If you have a tight living space go with a skinny tree. Your tree needs a theme, this is not the year for family ornaments to trim your tree.
With the right holidaydécor, your home can immediately get buyers into the holiday spirit. You just have to remember you still want your home to look spacious. Don’t decorate every nook and cranny and keep a theme for your decorations to create consistency. For most of us that means using just a tiny bit of our décor and that’s ok. Just remember, your goal is to be in a new home for the next holiday and then you can decorate any way you’d like!
