There are currently 71 homes for sale in Kingstowne. An increase of 2 from this time last month. It’s again important to point out that the Crest Of Alexandria a 55+ active adult community has added new construction listings (11 at this time) making resale inventory even lower than the total active inventory. Inventory remains low and as we mentioned above it is still a seller’s market. That doesn’t mean buyers aren’t looking for value and a turnkey product though. Seller’s that attempt to price above the market are learning quickly that buyers are passing up on their homes. Proper pricing is imperative – if you price your home correctly and it is reasonably updated and turnkey ready it will be positioned to sell quickly. Rates are currently getting close to 5% and there are a lot of buyers in the market looking to secure their new home. If you’re a buyer in the current market you need to be prepared to make a strong offer when you find the home of your dreams. I’m Not A One Night Stand Type Of Gal

This post is inspired by someone who stops by my office every 6 months and hands me her card and says don’t forget to send me business. It’s nothing against her, there are so many that are just like her but, she reminds me of a one night stand. I couldn’t tell you the first thing about her, I know her first name and that’s about it. She’s never asked if she could tell me about what makes her different, why she loves her job, or even how she serves her clients.

I love the relationship part of real estate. Yes, it takes a lot of time to form that bond and even more time to maintain it but, that’s the fun of it! We’re in the people business – if you don’t like forming relationships and nurturing them I can’t say I think real estate is for you. I also don’t think a lot of the businesses that are required to have a real estate transaction come together are either, i.e. loan officer, home inspector, radon company, termite company, title company, and the list goes on and on.

The wham, bam, give me business approach just leaves me feeling used. If the only thing you want from me is business I’m just not your gal. The vendors we refer are like family and they’ve earned that title. They earned it by showing over and over again that they would go to the moon and back for our clients and that they’re there if we need them to go the extra mile. It’s a mutual relationship of trust and respect and not only does it give us peace of mind we are recommending clients to the most competent professional’s it’s just plain fun to have a bond with a team that has the same values as we do.

While I know there will always be vendors that take the one night stand approach I have to wonder if it really works? Is it just a numbers game and then you hope you get lucky? If so I wish I could sit down and talk with them and show them a better way. Putting the time in to build an honest and genuine relationship will, of course, take more work and commitment but, it will go the distance. They won’t have to come by my office and ever drop a card and ask for business, because I’ll be sharing their information willingly with anyone who needs their services!

5 Curb Appeal Tips For Fall

Curb appeal is a topic in real estate that we talk about a lot when the weather is warm but, it’s also something sellers need to focus on as we enter the cooler months. Curb appeal is something that can and should be achieved year round! Fall provides a beautiful backdrop and let's face it, the first impression your home makes to buyers is from the exterior. If it’s not the right first impression they’ll never make it inside.

Lawn Care – it’s easy to not want to cut the grass one last time or slack off on trimming the bushes and mulching as well. However, now is not the time to slack on the lawn care and landscaping. Rake the falling leaves, patch brown spots in the grass, and if the grass needs one last trim to have it looking pristine it will be time well spent. Plant seasonal flowers such as mums for a pop of color.

Front Door – make sure your front door is clean and free of any dirt. If the paint is dull or scratched give it a fresh coat to make the entrance stand out. Making your front door a focal point of the exterior is always a good idea no matter what season you’re selling your home. During the fall hang a simple wreath with fall foliage for an inviting touch.

Windows – summer often leaves behind a coat of pollen and a haze over the windows. Clean your windows! It sounds simple and it really is but, it’s something that often gets overlooked. Clean windows help light shine through and with the days getting shorter maximizing light is a must.

Roof and Gutters – falling leaves mean your home is more exposed and that increases the need to make the exterior shine. If there are missing or loose shingles have them replaced. Check the gutters to make sure they’re secured and free of any debris. Having these items in top shape will not only add curb appeal it will also signal to buyers that your home is well maintained.

Driveway – your driveway likely needs some love prior to putting your home on the market. At the very least it will need to be pressure washed and cleaned. If its asphalt, cracks may need to be filled and it may even need resealing. Concrete cracks, depending on their size may be filled but, if they’re large it might be time to have new concrete poured. The driveway is the path that leads buyers to your home, make sure it gives them the right impression.

You have a very limited amount of time to capture a buyer’s attention and make the right first impression. It takes less than a minute for a buyer to size up the exterior of your home and either want to come inside for a tour or keep moving. Putting time and effort into the details to present your home in the best light on the exterior will set the stage to invite buyers in to see all that it has to offer on the interior!
