Single Family Home Sales in Kingstowne May 2016:

•Number of Sales: 6 (decrease from 15 in April)

•Highest Priced Sale: $890,000

•Lowest Priced Sale: $570,000

•Median Sale Price: $687,623 (increase from $515,000)

•Median Days on Market: 6 (no change from April)

•Median Sale Price to List Price Ratio: 99.53% (increase from 97.17%)

The number of detached homes sold in Kingstowne decreased from April to May. Median sale price saw a large increase this month but, keep in mind that the lower median sale price last month was attributed to a short sale that closed well below market value. It’s important to consider that sale because it made the April median sale price a bit distorted and therefore the increase looks higher this month. Detached homes in Kingstowne are moving very quickly, with median days on the market coming in at 6 for the second month in a row. Sellers that properly prepare their home for sale and price it according to the market are experiencing a strong sale to list price. There are currently 18 detached homes for sale in Kingstowne.

The number of townhomes sold in Kingstowne saw very little change from April to May.     •Median Days on Market: 9 (increase from 8)
    •Median Sale Price to List Price Ratio: 98.50% (increase from 98.07%)

    Kingstowne saw a decrease in the number of homes sold in July as compared to June. Median sale price saw a decrease and days on the market remain low but, did increase by 1 day. Always an interesting segment of the market detached homes in Kingstowne are moving very quickly and the homes that are priced correctly and show well are going under contract in just a matter of a couple days. We often see a fluctuation in median sale price and in most cases it can be attributed to the small sample of data one month of sales yields. There are many different styles and sizes of detached homes in 22315 and because of that they sell at very different prices. There are currently 17 detached homes for sale in Kingstowne, there was no change in inventory levels from June to July.

      Kingstowne experienced an increase in the number of detached homes sold in August as compared to July. Median sale price saw a decrease and days on the market increased but, overall remain low. Always an interesting segment of the market detached homes in Kingstowne are moving very quickly and the homes that are priced correctly and show well are going under contract in just a matter of a couple days. Median sale price saw an increase and days on the market increased by 6 but, continue to remain low. The homes sold in October ranged from 3-6 bedrooms, 2-3 full bathrooms and 1,496 – 2,936 square feet. There are currently 14 detached homes for sale in Kingstowne, a decrease of 4 as compared to September.

            Kingstowne experienced a decrease in detached home sales in December. It’s important to point out that of the 4 homes that closed the lowest sale was a 1,120 square feet rambler with 3 bedrooms and 1 full bath that was not updated. Its sale price was very low for the area and in turn the statistics were impacted accordingly. Days on the market increased by 5 days but, still remain low at under a month. There are currently 5 detached homes for sale in Kingstowne, a decrease of 5 as compared to November. Low inventory is currently a challenge in 22315, we have buyers just waiting for the right home to come on the market.                     Kingstowne Restaurant Spotlight House of Dynasty

                    Through a little research, we had the pleasure of discovering a great Chinese restaurant in Kingstowne that’s been in operation for the past 32 years! House of Dynasty located in the Hayfield Plaza Shopping Center at 7550 Telegraph Road Alexandria, VA 22315 has been serving the area tasty Chinese cuisine and impeccable service for decades.

                    On our recent trip there, we enjoyed the Kung Pao Chicken and Pepper Steak entrees which were both equally delicious, and it certainly doesn’t hurt that their prices are great too! They have lunch specials that include a soup to start with, an entrée of choice, a side of steamed or fried rice, a crispy spring roll, plus warm tea to sip on while you wait!

                    The décor in the restaurant is quaint and reminiscent of what you might think of when picturing a classic Chinese restaurant from yesteryear. The nostalgic atmosphere, attentive service, and delicious offerings make this restaurant a true gem for the Kingstowne area. If you are ever so inclined, please check out House of Dynasty and thank us later for the recommendation. With over 300 reviews resulting in a 4-star rating on Yelp, this place is a staple for Kingstowne and a new and favorable weapon in our arsenal of tasty dining options in the area!
