Cameron Station is located off Duke Street in the west end of Alexandria. Composed of single family, townhomes, and condominiums the community was designed with an old fashioned American small town feel and 18th/19th century style architecture.

Cameron Station homes were built between 1998 and 2003 and many of the homes have brick exteriors. Known for its prime location and charming atmosphere, the neighborhood is highly sought after and has an old town ambiance. You will often see residents out walking their pets, riding bikes, or stopping by the retail areas in the community.

In Cameron Station, there's a coffee shop, pizzeria, dry cleaners, salon/spa, and small market. And a free shuttle transports residents to Van Dorn metro station (blue line) during morning and evening rush hour. Neighborhood amenities include an outdoor pool, exercise room, and clubhouse and there's also a park adjacent to the neighborhood with walking paths, winding around a lake, dog park, ball fields and picnic area.

    Our highlighted neighborhood of the week is Eton Square in Alexandria! The beautiful Eton Square condo community is located in the Kingstowne area of Alexandria. Eton Square is conveniently situated off South Van Dorn Street and Kingstowne Village Parkway. This community is a garden style condo neighborhood with single and multi-level units. Additionally, there are 1 bedroom and 2 bedroom floorplans and all of the condos have a fireplace. The exterior of Eton Square is very appealing with brick and vinyl siding, archways, and lots of windows that provide wonderful natural light in the condos. As with many garden style condos there are no elevators in Eton Square. One of the best features of this neighborhood includes the residents use of the community amenities such as tennis courts, an outdoor pool, tot lots, and a fitness center.

    Residents in Eton Square are less than a five minute walk to Kingstowne Towne Center, home to two grocery stores, Kingstowne 16 Movie Theatre, Pasara Thai, East Moon Bistro, Bonefish Grill, Home Goods, TJ Maxx and many other dining and retail locations. Commuting from Eton Square is very convenient with easy access to 495, 395, 95, and Fairfax County Parkway from the neighborhood.         May was a busy month for Alexandria condo sales. The number of condos sold increased as compared to April. The median sale price also saw a healthy increase. Days on the market slightly inched up but, still remain very low.

        •Highest Priced Sale: $2,325,000

        •Lowest Priced Sale: $105,000

        •Median Sales Price: $295,000 (increase from $260,000)

        •Median Days on Market: 20 (increase from 13)

        •Median Sale to List Price Ratio: 97.06% (decrease from 97.86%)

        How Does May 2015 compare to May 2016?
        There were 25 more condos sold this May than last year. The median sale price was higher this May by $5,000. Days on the market remained consistent 17 in 2015 and 20 in 2016. The median sale to list price ratio also remained consistent 2015 – 97.61% vs. 2016– 97.06%.

                There were 23 more condos sold this August as compared to last year. The median sale price was lower this August by $20,575. Days on the market remained consistent 24 in 2015 and 28 in 2016. The median sale to list price ratio also remained consistent as well, 2015 – 97.00% vs. 2016– 96.85%.

                The condo market in Alexandria remains a seller’s market, August was very strong this year and saw a lot of activity.                   The market is very similar as compared to the same time period last year with the exception of median sale price which saw a healthy increase. In August 2015 there were 482 homes sold and this August there were 499 homes sold. The median sale price was higher this year by slightly over $36,000. The median sale to list price ratio remained consistent, 97.49% in 2015 vs. 97.29% in 2016. Median days on the market very little change, 20 in August 2015 and 24 in August 2016. All positive stats for Alexandria, consistency when comparing stats in the same month from the previous year shows stability.

                  Is It A Buyer’s Market or a Seller’s Market?
                  The Alexandria real estate market remains a seller’s market with the absorption rate remaining at just about 2 months. Many sellers have been inquiring if fall is still a good time to list their home and in our professional opinion it is. There are still plenty of buyers actively seeking their next home and many are aiming to be moved in before the holidays.                     Condo sales in Alexandria saw a decrease in the number of sales from August to September. Median sales price also saw a decrease but, it was very minimal - $2,000. Days on the market were a little bit lower and sellers saw a slightly higher sale to list price.

                    What Does This Mean For Condo Sales In Alexandria?
                    The condo market in Alexandria remains a seller’s market but, it’s not as strong of a seller’s market as it was in August which is good news for buyers. The current market conditions are good for both buyers and sellers.
