    •Number of Sales: 173 (decrease from 181 in March)

    •Highest Priced Sale: $1,975,000

    •Lowest Priced Sale: $87,000

    •Median Sales Price: $263,000 (increase from $255,000 in March)

    •Median Days on Market: 9 (decrease from 13 in March)

    •Median Sale to List Price Ratio: 98.54% (increase from 97.59% in March)


    How Does April 2017 Compare to April 2018?
    The number of condos sold saw very little change, higher last year by 16 units. Median sale price decreased this year by $19,000. Days on the market were higher last year by 4 days which is a minimal change and the median sale to list price ratio remained consistent 2017 – 98.54% vs. 2018 – 97.78%.

    May and April looked very similar for condo sales in Alexandria. More condos sold in May as compared to April and the median sale price saw a slight increase. Days on the market and sale to list price ratio remained the same. Condos continue to move quickly and sellers are enjoying an over 99% sale to list price ratio.

    How Does May 2017 Compare to May 2018?

    222 condos sold in May 2017 – an interesting stat to consider because of the low inventory we are experiencing this year. Aside from that, the market was very similar this time last year. Median sale price saw very little change, a decrease of $1,750 this year. Days on the market saw no change and the median sale to list price ratio remained consistent, 98.05% in 2017.

    The condo market in Alexandria remains strong. The number of condos sold saw an increase as compared to last month but, the sale to list price ratio slightly decreased. It’s still over 97% which is very strong but, the typical early summer lull did play a role in stats for June.

    •Number of Sales: 212 (increase from 186 in May)

    •Highest Priced Sale: $1,284,500

    •Lowest Priced Sale: $113,490

    •Median Sales Price: $272,543 (decrease from $278,750 in May)

    •Median Days on Market: 14 (increase from 10 in May)

    •Median Sale to List Price Ratio: 97.88% (decrease from 98.42% in May)
     

    How Does June 2017 Compare to June 2018?

    222 condos sold in June 2017 – more than this year but, not by many. Median sale price saw very little change, $269,875 in 2017. Days on the market differed by just a day, 13 in 2017 and median sale to list price ratio remained consistent, 97.78% in 2017. Overall there was very little change in the market from this time last year.

    There are 306 condos for sale in Alexandria, slightly less than inventory levels this time last month. Inventory still remains low but, now that summer is officially upon us we have seen the market slow a bit. This is very normal, school is out and it’s vacation time! That doesn’t mean the seller’s market has ended though, it hasn’t. Sellers do however need to be cautious of overpricing their homes, buyers spot an overpriced home quickly and the market will react in the form of it sitting on the market. Buyers are savvy and respond positively to homes that are property priced and reasonably updated. Days on the market are still very low at 14 which shows us that homes are still moving quickly. Interest rates continue to creep up along with home prices and many buyers are acting now to avoid being subjected to higher interest rates in the months to come. 

    If you’re buying a home the current market you still need to be prepared to act quickly. There are exceptions to everything but, in general with condos moving quickly it’s not a good idea to not be ready to make an offer. By that we mean to have your pre-approval in hand and team up with an agent that has full-time availability and local expertise. A multiple offer situation is possible and you need an agent who knows how to navigate competitive waters. Taking a few days to think about making an offer can still mean the condo is already under contract.
     


    If you’re a seller in Alexandria pre-marketing your condo before it goes on the market is a must. It lowers the days your home is on the market and gets the attention of buyers before its show time.     •Number of Sales: 200 (decrease from 212 in June)

    •Highest Priced Sale: $1,998,500

    •Lowest Priced Sale: $97,000

    •Median Sales Price: $280,975 (increase from $272,543 in June)

    •Median Days on Market: 16 (increase from 14 in June)

    •Median Sale to List Price Ratio: 97.87% (decrease from 97.88% in June)
     


    How Does July 2017 Compare to July 2018?
    199 condos sold in June 2017 with a median sale price of $285,000. Days on the market saw no change and the median sale to list price ratio remained consistent, 98.02% in 2017.

     


    Current Condo Inventory in Alexandria
    There are 294 condos for sale in Alexandria, the second month in a row that inventory has slightly decreased. The market has slowed since spring but, it remains a seller’s market. There seems to be an ongoing buzz about the market slowing and that translating to it crashing. That’s just not the case. The demand that occurred in the spring was not something that could or even should be sustained. Real estate ebbs and flows and this is typically a time of year where it slows as compared to spring. Buyers are still buying and inventory is still low but, sellers do need to be aware that it’s not the feeding frenzy we saw in the spring. Buyers are looking for value and sellers who overprice their homes are going to sit on the market. Buyers are quick to spot an overpriced home and the market will react. Think like a buyer when you’re preparing your home for the market. Homes that sell quickly have similar characteristics; they show well, are reasonably updated, and are priced according to the market.

     


    If you’re buying a home the current market you still need to be prepared to act quickly. Median days on the market of 16 is very low. If a property comes on the market that shows well and is priced correctly it’s still very likely you won’t be the only interested buyer. Sellers still aren’t having to negotiate with buyers by much, that, of course, doesn’t apply to every property but, with an almost 98% sale to list price ratio it’s clear many sellers are getting very close to, if not full list price.
