Kingstowne Real Estate – Market Update July 2017

Kingstowne is located in Alexandria Virginia and known for its convenient location with easy access to major commuter routes, public transportation, and daily needs. Kingstowne is a planned community and home to over 5,300 residences. While Kingstowne itself is a community many locals know the area of Kingstowne as the 22315 zip code and some also consider 22310 a part of the area as it is situated right next to Kingstowne. For the purpose of this market report we will focus on the 22315 area.

Real Estate Activity in Kingstowne July 2017:
•Number of Sales: 63

•Highest Priced Sale: $740,000

•Lowest Priced Sale: $223,000

•Median Sale Price: $455,000

•Median Days on Market: 13

•Median Sale Price to List Price Ratio: 98.61%

The number of homes sold in Kingstowne decreased from June to July but, the median sale price slightly increased and the market remains a seller’s market. There are currently 85 homes for sale in Kingstowne. The homes range from a $230,000 one bedroom, one bath condo and go up to a $1,039,900 single family home with seven bedrooms and five and a half baths. The market has softened just a bit since the April/May timeframe but, inventory continues to be low and sellers continue to see a very strong sale to list price ratio.

    Sales Tax Holiday Tax Free Weekend in Virginia August 4-6, 2017

    This weekend is a great opportunity to purchase qualifying school supplies, clothing, footwear, hurricane and emergency preparedness items, Energy Star and WaterSense products and not have to pay any tax on the items you purchase. Take advantage of the legislation that was enacted by the 2015 General Assembly to combine Virginia’s three sales tax holidays into one three-day holiday. The Sales Tax Holiday will begin Friday, August 4, 2017 at 12:01 a.m. and end Sunday August 6, 2017 at 11:59 p.m.

    School supplies, clothing and footwear: this applies to clothing and footwear under $100 per item and for school supplies under $20 per item. Some items, such as sports equipment, may not be exempt from sales tax during Virginia's sales tax holiday.

    Hurricane/emergency preparedness equipment: savings applies to general hurricane preparedness supplies priced under $60, as well as portable generators costing less than $1,000 each.

    Energy Star/WaterSense:this applies only to qualifying Energy Star and WaterSense products purchased for in-home and personal use. It does not apply for commercial use. The purchase price must be less than $2,500 per item in order to qualify for the tax-free savings.
