While Kingstowne itself is a community many locals know the area of Kingstowne as the 22315 zip code and some also consider 22310 a part of the area as it is situated right next to Kingstowne. For the purpose of this market report we will focus on the 22315 area.

•Highest Priced Sale: $825,000

•Lowest Priced Sale: $210,500

Home sales in Kingstowne remain strong and the market conditions remain a seller’s market. There are currently 84 homes for sale in Kingstowne – no change in the level of inventory as compared to April. The homes range from a $228,997 one bedroom, one bath condo and go up to a $1,039,900 single family home with seven bedrooms and five and a half baths. Inventory remains low and sellers are seeing an extremely strong sale to list price ratio.

    7 Moving Tips

    Do you have a future move planned? Moving can be complicated, especially since moving season is now officially upon us. We want to share seven tips to make the moving process easier for you.

    Take advantage of move-in off days. Weekends are prime times for moving companies because most of us don’t work on the weekends. However if you can spare a few days during the week to move, it will save you money. You can also save money by not moving on the day when leases start and end, so avoid the 1st, 15th, 30th, and 31st of the month.

    Don’t choose the cheapest quote. It can mean the cheapest service as well. Cheap moving companies will often cost you more in the long run. Pack without emotion. Packing can be a quicker process if you don’t have a sentimental attachment to your items

    Have the new place cleaned before you move in. Moving into a new home that is sparkling clean alleviates the stress of having to clean while the boxes are sitting around waiting to be unpacked.

    Measure twice, move once. If a piece of furniture doesn’t fit in the new home, considering tossing, selling, or donating it. There is no point in paying to move if it doesn’t fit.

    Pack smart. If you end up packing yourself, find friends to help you. Consider having a packing party and supply pizza and beer in exchange for their help.

    Make sure you know if your city requires a moving permit. Most cities that do require you to get a permit also require you to get it ahead of your move.

      Alexandria Real Estate Market Update – June 2017

      Sales continued to be strong during June in Alexandria. We did see a decrease in the median sale to list price ratio but, the number of sales increased and days on the market saw no change.

      Let’s check in on the statistics and then review story behind them …

      Real Estate Activity in Alexandria During June 2017

      •Number of Sales: 652 (increase from 606 in May)

      •Highest Priced Sale: $3,900,000

      •Lowest Priced Sale: $100,000

      •Median Sales Price: $482,300 (increase from $455,450 in May)

      •Median Days on Market: 9 (no change from May)

      •Median Sale Price to List Price Ratio: 98.50% (decrease from 98.68% in May)

      Alexandria Home Sales June 2016 vs. June 2017
      In June 2016 there were 609 homes sold, the median sale price was higher last June by $2,075. Days on the market in 2016 came in at 12 and sellers saw a 98.99% sale to list price ratio. Very similar statistics for both June 2016 and June 2017.

      Bottom Line -
      Alexandria remains a seller’s market. There are currently 1,023 homes for sale in Alexandria. Inventory levels remain similar to May. This is good news for buyers as inventory has increased since March. There continues to be less than a 3 month supply which points to the current seller’s market we continue to experience. It remains a great time to sell in Alexandria – days on market are low and sale to list price ratio is high. Even with the market favoring sellers that doesn’t mean you can forgo properly preparing your home for sale. All the details matter and you only get one chance to make the right first impression with buyers.         Korean Restaurant In Kingstowne Kochix

        **As of January 24, 2018 Kochix is closed**
        We luckily happened to stumble upon a great Korean restaurant that has an awesome lunch buffet that we just had to share about. Specializing in Korean fried chicken wings (yum!), Kochix also offers staple Korean dishes such a kimchi, bulgogi, and dumplings, all which are offered on their lunch buffet with a variety of side dishes. The wings they’re known for come in either Mild Honey, Spicy Honey, or Soy Garlic flavor. Trust us, the wings are crispy and delicious!

        The lunch buffet is offered from 11am-2pm and is under $10, so not only can you have a hearty meal but it’s also a great deal! If you’re thinking of dinner instead, the menu offers a wide assortment of traditional and contemporary Korean dishes to choose from. We’re looking forward to trying their shrimp tempura and rice cheese roll appetizers on our next outing there.           It is peak home buying season and homes are moving quickly in Northern Virginia. Finding the perfect home at the right price can be a challenge. Using data from its site, Trulia, assessed all neighborhoods in the Washington DC metropolitan area for their overall value* considering the affordability of homes, number of restaurants, quality of schools, crime rates, and commute times.

          Topping the list is Fairlington-Shirlington in Arlington. The median home value in this Arlington Countyneighborhood is $408,376. Great schools, low crime, and a moderate commute are features making this neighborhood the best value in Northern Virginia neighborhoods outside the Capital. Originally owned by a friend of George Washington, John Carlyle, the neighborhood is steeped in history. The multitude of housing options from older apartments converted into condos, brick colonials, and many modern homes make it an attractive option for a diversity of homebuyers.

          Nabbing the second spot is a Fairfax County city, Fort Belvoir. This tight-knit military community is the largest employer in the county given that it is home to many US Military Organizations. The city has the lowest median home value of $403,821. Fort Belvoir is a very safe city with a wide selection of single-family homes and townhomes.

          Rounding out the top three spots is North Springfield, another Fairfax County city. Its median home value is $463,533, and is a very safe neighborhood with great schools. Straddling the southeast corner of the Capital Beltway, it also offers a reasonable commute.

          Tying for fourth best are Groveton in Alexandria & Pimmit Hills in Fairfax County. Groveton is just three miles away from Old Town Alexandria, boasting safe streets and great schools. Dog owners might choose to invest in some of this Alexandria real estate given it closeness the Lenclair dog park. The median home value in Groveton is $443,506.

          Pimmit Hills was farmland until the 1950s. Developers continue to add new housing options making Pimmit Hills one of the regions high-growth neighborhoods. It is located next to Tysons Corner and offers moderately priced homes in a low crime area. The housing options range from small homes built for soldiers returning from WWII to modern Craftsman style homes with open floor plans. The median home price is $523,434.

          A notable sixth best in the greater metro is Broadlands, located north of DC in Loudon County. Broadlands is a safe community offering a moderate commute. Outdoorsy homebuyers may want to consider this community’s closeness to the Blue Ridge Mountains offering a multitude of activities including hiking, white water rafting, and wine tasting.

            •Number of Sales: 216 (decrease from 218 in May)

            •Highest Priced Sale: $1,599,000

            •Lowest Priced Sale: $100,000

            •Median Sales Price: $269,875 (decrease from $280,500 in June)

            •Median Days on Market: 13 (increase from 11 in May)

            •Median Sale to List Price Ratio: 97.77% (decrease from 98.07% in May)

            How Does June 2016 Compare to June 2017?

            There were 15 more condos sold this June as compared to last year. The median sale price was higher this year by $9,875 and days on the market were lower this year by 6. The median sale to list price ratio was just a bit stronger this year 2016 – 97.00% vs. 2017 – 97.77%.

            Is It A Buyers or a Seller’s Market?

            There are currently 336 condos for sale and the absorption rate is 2.06 months. These statistics tell us that the condo market in Alexandria remains a seller’s market. Hypothetically if no new listings came on in slightly over two months there would be no condos for sale in Alexandria. This is great news if you’re a seller. If you’re a buyer it tells us that you need to be prepared to act quickly when you find a condo you want to make an offer on. Have your pre-approval in hand and work with an agent that can coordinate with your schedule in order to tour condos in a timely manner. Waiting days to see a new listing can mean it’s already under contract.

              May was another strong month for sales in Alexandria. The median sale price slightly decreased but, the number of homes sold was higher than April and days on market continue to be incredibly low.

              •Highest Priced Sale: $1,842,500

              •Lowest Priced Sale: $105,000

              •Median Sales Price: $455,450 (decrease from $462,000 in April)

              •Median Days on Market: 7 (decrease from 9 in April)

              •Median Sale Price to List Price Ratio: 98.68% (increase from 98.61% in April)

              Alexandria Home Sales May 2016 vs. May 2017
              Comparing May 2016 to this year gives us a good comparison to show the market is very strong this year. In May 2016 there were 579 homes sold, the median sale price is higher this year by $20,000. Days on the market in 2016 came in at 12 and sellers saw a 98.28% sale to list price ratio.

              Bottom Line -
              Alexandria remains a seller’s market. There are currently 1,012 homes for sale in Alexandria. Inventory has decreased since our April 2017 market update. Seller's continue to see very low days on the market and buyers have to be prepared to act quickly when they find the right home. Have your pre-approval ready to go and do not delay in making an offer. Even waiting a day can mean the home you fell in love with is already under contract.
