I’ve been a longtime lover of candles. It’s something about the combination of fragrance and fire that instantly enhances my mood and puts me in a state of relaxation and encourages a mode of reflection. As a self-proclaimed candle enthusiast, I seek to fill my space with the soothing aroma of a candle every day, year-round, but now that the holidays are in full swing and there’s a winter chill in the air, the candles are sure to come out for most.  My endless pursuit of amazingly fragrant candles enabled me to discover The 6th Floor Candle Company and I’m so glad I did because I’ve been hooked ever since!

With fragrances like Rosemary Fig, Vanilla Clove, and one of my favorites -Coconut Rose- you’re sure to find the perfect fragrant accompaniment to your aesthetic.

The company is aptly named after its origins which started in Founder Caroline Scott’s, 6th floor New York City apartment. Caroline’s passion for candle making is evident in her thoughtfully made product. The candles are made of natural soy wax and hand poured in small batches to ensure the highest of quality.

    Are you looking for a family friendly New Year’s Eve party in the DMV? Check out First Night in Alexandria!

     

    Ring in the New Year in Old Town Alexandria, festivities start at 2pm and culminate with an amazing fireworks display over the Potomac River at midnight. This year the New Year’s party has more than 150 performances, 22 indoor venues, with live music, dancing, face painting and games! Stroll down the streets of Old Town and checkout the art galleries, church’s, historic sites, and even some retail shops that will be transformed into intimate performance venues. There are plenty of options for dining, whether you’re headed into Old Town with your family or looking for a romantic couple’s dinner to ring in the New Year, First Night Alexandria has you covered.

      What Happened In The Alexandria Real Estate Market In November 2017?

      Real Estate Activity in Alexandria During November 2017

      •Number of Sales: 428 (increase from 425 in October)

      •Highest Priced Sale: $2,830,000

      •Lowest Priced Sale: $93,000

      •Median Sales Price: $457,125 (increase from $446,200 in October)

      •Median Days on Market: 18 (increase from 16 in October)

      •Median Sale Price to List Price Ratio: 97.40% (decrease from 97.62% in October)

      Alexandria Home Sales November 2016 vs. November 2017
      In November 2016 there were 386 homes sold, the median sale price was higher this November by $8,625. Days on the market in 2016 were 21 – not much change as compared to this year. Sellers saw a 97.01% sale to list price ratio in 2016. Comparing the market to the same time period in the previous year allows us to see what has changed. In looking at the numbers for November 2016 and 2017 this year the market had more activity and a stronger median sale price. However, days on market and sale to list price ratio remained consistent.

      Is Alexandria A Buyer’s Or A Seller’s Market?
      Drum roll please … it remains a seller’s market! With that said there is an important factor to add into this month’s market report. Inventory finally increased a bit in Alexandria which for buyers is excellent news as we very much need more inventory. There are currently 1,130 homes for sale in Alexandria which is an increase from 919 during this time last month. Buyers can’t get too excited because that’s still a low level of inventory but, after seeing inventory decrease for 3 months in a row this a welcome change. It’s a common myth that the winter isn’t a good time to buy or sell a home. That just simply isn’t true. There are still serious buyers in the market right now and with inventory levels remaining low sellers have an opportunity to capitalize. Spring will inevitably see more homes being listed for sale and as a seller that equates to more competition from other sellers. Sales might slow in the winter months but, real estate certainly doesn’t stop. Buyers that are willing to face the cold to house hunt can very often avoid the multiple offer/bidding war situations we see play out in the spring market.

          Kingstowne in Alexandria Virginia is known for its convenient location with easy access to major commuter routes, public transportation, and daily needs; it's a planned community and home to over 5,300 residences. While Kingstowne itself is a community many locals know the area of Kingstowne as the 22315 zip code and some also consider 22310 a part of the area as it is situated right next to Kingstowne. For the purpose of this market report we will focus on the 22315 area.

           

           

          What’s The Neighborhood Like?

          You'll find variety of residences – condos, townhomes, single family homes and some new construction. Residents enjoy extensive amenities; outdoor pools, walking paths, tot lots, fitness centers, tennis courts, multi-purpose courts, volleyball courts, and an aerobics studio. Kingstowne is very unique in that it also features 1,200 acres of green space which the owners association does a wonderful job of maintaining. As you drive through the different areas of Kingstowne you’ll often see residents out for a run and children out riding their bikes. All of the walking paths throughout the community make it very inviting to get outdoors and go for a stroll.

          If you’re looking for a convenient location, Kingstowne is an excellent option to explore. Situated just 12 miles from the nation’s capital the community is minutes from 95, 395, 495, and Fairfax County Parkway. Need access to public transportation? This area of Alexandria is situated minutes from two metro stations; Franconia-Springfield and Van Dorn Street. Kingstowne Towne Center is within minutes from all of the homes in the community and you’ll find multiple grocery stores, retail options, and over 25 dining options.                 Thanksgiving Safety

                Next week the cooking will commence for feasts in many households. As you prepare be sure to follow these tips to make sure you and yours have a happy and safe Thanksgiving.

                 

                T – Thaw your turkey in the refrigerator below 40 degrees. It’s not a good idea to thaw your turkey on the counter. 

                 

                U- Use caution when frying your bird and do not under any circumstances do the frying indoors. This includes the garage – outdoors for frying turkeys is the way to go.

                 

                R- Remember to clean the surfaces that food being prepared is touching frequently. Have spray or wipes on hand that kill germs and wipe the countertops down in between each use.

                 

                K- Keep the kids and pets away from hot surfaces. There’s a lot going on when cooking a big meal and it’s easy for little hands or paws to get burned. Ask a family member or guest to keep them entertained while you cook.

                 

                E- Everyone wants to have the perfect bird but, even if it’s a little overcooked that’s better than undercooked! Raw turkey is never what anyone wants on the menu. Make sure the inner temperature of Tom Turkey reaches 165 degrees.

                 

                Y- Your smoke detectors need to be fully functional. If you didn’t just test them when we rolled our clocks back be sure to do it before you start cooking for the holiday.

                  Condo Sales in Alexandria, Virginia Market Update October 2017

                  Condo sales in Alexandria slowed in September but, picked back up in October. More condos sold in Alexandria during October and median days on market slightly decreased as compared to September.

                  October 2017 Condo Sales in Alexandria

                  •Number of Sales: 159 (increase from 149 in September)

                  •Highest Priced Sale: $2,050,000

                  •Lowest Priced Sale: $85,000

                  •Median Sales Price: $273,500 (decrease from $277,000 in September)

                  •Median Days on Market: 17 (decrease from 22 in September)

                  •Median Sale to List Price Ratio: 97.62% (decrease from 97.75% in September)

                   

                  How Does October 2016 Compare to October 2017?

                  There were 25 more condos sold this October. The median sale price was higher this year by $1,275 and days on the market were lower this year by 10. The median sale to list price ratio varied just slightly 2016 – 96.70% vs. 2017 – 97.62%.

                   

                   

                  Current Condo Inventory in Alexandria

                  There are 389 condos for sale in Alexandria, a decrease of 62 the same timeframe last month. Low inventory continues to be a trend in Alexandria. Sales slowed in September but, picked back up in October which isn’t unusual to see. While the fall season isn’t as busy as spring and summer it’s important to know the market is still moving at a brisk pace and inventory remains low.

                  Is it a Buyers or a Seller’s Market?

                  The condo market in Alexandria remains a seller’s market. Days on the market continue to be low and as a buyer it’s important to be prepared to make an offer quickly. Fall and winter are traditionally associated with a slow real estate market but, that’s a blanket assumption and real estate is local – hyper local. It’s been a record setting year in the DMV and the real estate market is strong! Seek an agent that can promptly show you homes and who has an understanding of the local market.
